Wildfire Resiliency Code Projects in Parker, CO

Parker adopted the 2025 Colorado Wildfire Resiliency Code, but it reaches only mapped parcels. We check the map, run the trigger math, and install the listed roofing, siding, decking, and windows that satisfy it.

The Colorado Wildfire Resiliency Code applies only to parcels the state’s map places in a fire intensity class, and Parker is production-built subdivisions, not forested slope. The mapped parcels sit where houses meet grassland fuels: lots backing to the Cherry Creek corridor, the edges of open space parks, and the drainages between subdivisions.

Where the Map Puts Parker

The state’s code map sorts land into three fire intensity classes: low, meaning grasses and scattered shrubs; moderate, meaning denser shrubs and small trees; and high, meaning continuous heavy fuel. Low parcels get Class 1 structure hardening, which reaches the roof, gutters, and vents. Moderate and high parcels get Class 2, which adds walls, eaves, windows, doors, and decks. Parker’s mapped parcels are almost all low or moderate, because the fuel here is grass and cottonwood rather than timber, and that distinction decides whether your next siding job is touched by the code at all.

What Triggers the Code in Parker, and the Work It Touches

Nobody in Parker has to retrofit a house that is standing legally today; the code's own text says existing buildings continue as they are. It attaches to three projects, each with a threshold, and then to the elements those projects expose.

A Re-Roof At 25 Percent Or More

Section 101.6: replace a roof covering, or 25 percent or more of it, and the whole roof must finish as a Class A assembly under ASTM E108 or UL 790. Roofs already rated Class A are exempt. On a Parker home, that turns a one-slope hail claim into a whole-roof decision, and every Class A roof replacement we install is specified with that in mind.

A Re-Side At 25 Percent Or More

Section 101.7: replace 25 percent or more of the exterior wall surface and all of it must finish in noncombustible, fire-retardant-treated, or ignition-resistant material, running from foundation to eave. An Addition Of 500 Square Feet Or More

Section 101.5 lets you add to a house without hardening the existing part, as long as the footprint grows by less than 500 square feet. At 500 or more, the addition must meet new-construction standards. Smaller additions, interior work, painting, and staining never trigger anything, and neither do repairs under the 25 percent lines.

Windows, Doors, Decks, And Fences

On a Class 2 parcel, glazing must be tempered, multilayered, or 20-minute rated, which most double-pane units already satisfy; exterior doors must be noncombustible, solid-core, or rated; and the garage door gap cannot exceed one-eighth inch. Deck surfaces must be Class A, ignition-resistant, or at least Class B composite, and fencing within 8 feet of the house must be noncombustible or vinyl. HOA Rules, Insurance Maps, and the Right to Petition

Three questions come up on nearly every Parker call, and each has a clear answer from the state.

Your HOA cannot block the materials.

A Colorado statute signed in March 2024 voids any covenant that prohibits fire-hardened building materials. Your association can still weigh in on color and profile; it cannot refuse a Class A roof or noncombustible siding. James Hardie siding, with its ASTM E136 listing, is what we bring to those design review meetings.

The code map is not an insurance map.

The Colorado Division of Insurance states the code map exists for code application only and that insurers use their own, more granular tools. A yellow parcel does not mean a premium increase, and an unmapped parcel does not mean you are rated low-risk. Ask your carrier separately whether hardening earns a discount.

You can challenge the classification.

The class based on the actual fuels on the lot and within 300 feet, backed by documentation from a qualified wildfire professional. If your parcel is mapped moderately and you look out at a mowed park, that process exists for you.
